Job Description UW Facilities Maintenance & Construction has an outstanding opportunity for a Facilities Operations Maintenance Specialist ("FOMS"). About this opportunity Under supervisor and manager direction, monitor and evaluate building systems and equipment operations problems and emergencies, taking appropriate action to return systems and equipment to their normal operating conditions; monitor building systems operations to ensure their normal functioning. Responsibilities

100% Respond to emergency calls and reported malfunctions involving mechanical, electrical, utility, and life safety systems, including HVAC, elevators, lighting, fire alarm/sprinkler systems, plumbing, refrigeration, floods, leaks, and other building equipment. Apply journey-level trade knowledge to assess issues, troubleshoot problems, and coordinate appropriate maintenance response. Monitor and maintain building systems to ensure safe and reliable operation, initiating corrective actions when needed. Operate and monitor building systems through Direct Digital Control (DDC) systems. Coordinate emergency response activities with campus operations personnel, University Police, and the Seattle Fire Department. Support equipment identification programs, maintain safety compliance, use required PPE, and perform occasional preventive maintenance. Test and certify building Fire Sprinkler Systems Participate in and follow through with Campus Engineering and Operations (CEO) process improvement initiatives (Balanced Scorecard, Lean, Ideas Systems) Possess the ability to handle stressful situations and changing priorities effectively Attend and actively participate in all required meetings and training and provide intermittent training to other trade and craft workers A full job description will be provided if you are selected for an interview. Demonstrated effective communication skills with clients in normal and adverse conditions Basic PC computer skills Have knowledge and understanding of safe work practices and policies Must be able to wear all proper Personal Protective Equipment (PPE) as required Must be able to follow written and/or verbal instructions and communicate regarding the use of chemicals, supplies, and equipment; comply with safety policies and procedures City of Seattle Confidence Testing of Automatic Sprinkler Systems (CT-AS) must be obtained within 90 days of employment: successfully retesting every three years

Preferred Qualifications

Journey-level experience in multiple trades. Excellent HVAC, electrical, plumbing, refrigeration, and commercial equipment troubleshooting experience.

Experience

with elevator operations, streetlight repair, and maintenance management systems. Proficiency in commercial refrigeration controls skills and repair, carpentry skills and commercial equipment repair experience

Experience

with Microsoft Office, Adobe Acrobat, and maintenance work request and work order programs Workplace Conditions Must be able to work rotating shifts. Depending on the rotation, this involves working nights, weekends, and holidays to provide 24/7 coverage 365 days a year Due to the requirement for continuous coverage this position is subject to callback outside of the rotating shift hours and occasionally unscheduled overtime Have possession of a valid motor vehicle operator's license recognized by the State of Washington and have a good driving record Must be willing and able to access confined spaces and heights using appropriate safety procedures Must be able to lift or carry heavy objects, climb ladders, work in restricted movement areas, mechanical/electrical spaces, ventilation fan housing, etc. Must be able to use effective communication skills with clients to help mitigate major facilities emergencies Must be able to work in a diverse workforce Must be able to work both independently and as a team member Must be able to communicate effectively on portable hand-held radios with the Seattle Fire Department, University Police Department, and other Facilities Services staff Must be able to follow all Washington State safety rules and regulations Must be able to work around asbestos containing material and equipment, following proper safety procedures Must be able to be fitted for and wear a respirator on the job Must participate in medical screening/monitoring (such as TB screening and proof of measles inoculation) required for work assignments in locations, including but not limited to, nonhuman primate areas, the Animal Research and Care Facility, and the University of Washington Medical Center About the Team UW Facilities (UWF) manages the University’s buildings, infrastructure, and land, with more than 1,000 employees in a diverse set of roles.
